Terms and Conditions
When you make a booking using our online reservation system you will receive an automatically generated booking summary, by email, to the email address you provided in the booking form. This does not form a contract between us. A contract shall only arise when we here at Seaview Cottage personally confirm your booking by either email or letter of confirmation.
A 30% deposit is required to secure your booking with the balance payment then due 8 weeks prior to the start date of your holiday. If you are booking within 8 weeks prior to the start date of your holiday then a full payment is required. The cottage cannot be reserved for any length of time without a deposit payment.
- Seaview Cottage
The Contract for a short-term holiday rental will be between the Seaview Owners (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the following booking conditions. UK law will govern the Contract. The contract of hire is not effective until we have received the deposit. The contract will be subject to these booking conditions, and must be complied with. The party leader must be at least 21 years of age at the time of booking and the booking form must list names, addresses and ages of your party.
Bookings are provisional and only confirmed by us on receipt of the deposit of 30% of the holiday cost The balance of the rental will be due for payment 2 calendar months prior to the holiday commencement date and we reserve the right to cancel a holiday where payment has not been received 2 calendar months before the commencement date. If the booking is made within 2 calendar months of the holiday start date, the full rental will be required. Once you have paid the deposit you are responsible for the full rental cost even if you subsequently cancel. Your credit card details are required against which we will hold a bond of £300 Damages up to and above this amount will be charged to this card.
- Alterations & Cancellations
Please ensure on receipt of our confirmation that all details for your booking are correct as any changes or alterations made after 24 hours will be treated as a cancellation by us. Cancellations must be immediately notified to us by email. If we are able to re-let your booking we will refund to you the final letting price (which may be less than you paid) less an administration fee of £50. If we are unable to re-let there will be no refund made under any circumstances. Holiday Insurance is not compulsory but we strongly recommend such insurance to protect against the cancellation penalty.
- Circumstance Beyond Control (Force Majeure)
If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.
- Period Of Hire
Check in is after 4pm, please do not arrive before 4pm on the commencement date as we may not be able to give you access to the property. Check out is 9.30am at the latest, failure to do so will result in you being charged a further day’s rental. You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period
- Number Of Persons Using The Property
Under no circumstances may more than the maximum number of persons (10 + 2 cot sleeping infants) occupy the property at any time. No person other than those named on the booking form should occupy the property at any time. We do not permit camper-vans or any other type of accommodation unless the owner is a named guest. We do not allow any type of camping or tent on the property at any time. We reserve the right to refuse admittance or ask you to vacate the property if these conditions are not observed.
Seaview its employees and its representatives shall not be liable to you or your party’s for loss or damage to property howsoever arising. You must take all necessary steps to protect and safeguard your personal property.
- Care Of The Property
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in the same clean and tidy condition at the end of the rental period as at the beginning. Your security bond will be returned once this has been ascertained. You must not use the property for any dangerous, offensive, noxious, noisy, immoral activities, or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed. Fireworks, floating lanterns, dye (including hair dye) and felt pens must not be used during your stay.
- Damages & Breakages
You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. If you lose a key we will replace it upon you paying for the cutting of a new one.
No more than 2 dogs are permitted on the property at any one time. All dogs must be declared on your booking form and dog fees must be paid in advance. We do not accept dogs under 1 year old. No pets other than dogs are permitted. Dogs are not permitted on any of the furniture or in the bedrooms, evidence of this will result in your deposit being retained to cover the costs of extra cleaning. Your dog must not be allowed to interfere with neighbouring farm stock and must not be left unattended in the grounds. You are permitted to leave your dog alone in the cottage hallway or kitchen area for up to 3 hours only. This is permitted only on the basis that in your knowledge your dog will not destroy or damage any part of the cottage when left alone. Any damage(s) incurred by your dog will be charged to you.
- Right Of Entry
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you advise us immediately to give us the chance to resolve it. We value your custom and would like you to return.
Any disputes you may have with us are dealt with by the Courts of England & Wales only.
Hot Tub Terms & Conditions
We strictly follow Hot Tub Health & Safety Guidelines. There may be occasions when the Hot Tub is temporarily unavailable due to cleaning and re-heating. This does not merit a refund of any monies and is separate to the cottage rental.
Upon confirmation of booking we will provide you with Instructions, Guidelines and Rules for our Hot Tub. We ask that every member of your party familiarise themselves with the instructions and especially with the Health & Safety.
We Do Not permit children under the age of 6 to use the hot tub for health & safety reasons.
Please note that we monitor the Chlorine and PH levels in the hot tub on a daily basis.
If we need to empty/service or repair the hot tub because of misuse then we will charge £100 and any further costs to the booker.
The Hot Tub will need to be refilled if any of the following are introduced; Urine. Fecal Matter. Glass. Beach Sand. Mud. Stones Sticks & Cigarette Butts.
You use our hot tub at your own risk and we cannot be held responsible for your safety whilst you are using our hot tub
